Gas Servicing & Compliancy

Why is Gas Servicing important?

All landlords are responsible for the safety of their tenants and legally obliged, under the Gas Safety (Installation and Use) Regulations 1998, to ensure that all gas appliances, fittings, and chimneys/flues provided are safe. All gas appliances must be serviced in accordance with the manufacturer’s instruction and Gas Safety Checks must be carried out annually on each appliance and flue to ensure these are safe to use. These must be checked by a Gas Safe registered engineer.

It is important to ensure these checks and tests are carried out as unsafe gas appliances can produce carbon monoxide (CO) and put you at risk of CO poisoning. Through attending properties and checking appliances on an annual basis we can ensure that appliances are safe to operate and that these are running in the most efficient way.

What is carbon monoxide?

Carbon monoxide is a poisonous gas that has no smell or taste. Breathing it in can make you unwell, and it can kill if you're exposed to high levels. Household appliances, such as gas fires, boilers, central heating systems, water heaters, cookers and open fires which use gas, oil, coal and wood may be possible sources of carbon monoxide gas.

Due to the legality of Gas Checks we acknowledge the importance of ensuring we are compliant on all of our contracts. A variety of procedures are implemented, dependant on each client, to ensure we are able to access all properties in order to complete the required checks on an annual basis. Our servicing programmes vary from 9 to 12 month cycles, ensuring that we are given enough time to complete these before the due date in the event if any access issues.

Smith & Byford use a lettering process to inform residents of planned appointments several weeks in advance to organise these and enabling residents to make arrangements and ensure someone is in the property, or alternatively to re-arrange the appointment for a time more convenient to them.

We provide consistently high compliancy rates across all 55,000 properties that we cover.

Smith & Byford offer a range of flexible appointments and time slots to ensure we accommodate resident’s individual needs.  In the event an appointment is deemed inconvenient we encourage residents to contact us in order to rearrange this for a more suitable appointment.

If Smith & Byford are able to gain access into a property on the first appointment and the resident completes our customer satisfaction survey we will enter the resident into a raffle with the opportunity to win a prize of high street vouchers.
